Colorado First Time Home Buyers Loan program is a government-approved program that allows certain lenders to distribute CHFA (Colorado Housing and Finance Authority) loans.
The Colorado first time homebuyer loan program offers 30 year fixed rate home loans. First time home buyers are able to take advantage of the programs low down payment requirements, that can be as low as 3%, as long as the borrower meets income limits and credit score requirements.
In addition to the standard income and credit limits and requirements to qualify for a Colorado First Time Home Buyer loan, borrowers must complete an educational course on home ownership and cannot have owned or co-owned a house in the last 3-years.
